Choosing the Right Realtor When Buying or Selling Your Minnesota Home

August 31st, 2009 No comments

Not every real estate agent out there is a true Realtor, which is a common misconception people have. Every real estate agent and Realtor must go through the same education and testing process in which they become licensed by the state they are working in. After this though is where the difference between an agent and a Realtor is made. An agent will choose to practice on their own, while a Realtor joins an association. A Realtor will show your home on the market more often, will be able to show you a wider variety of homes, and will give you numerous advantages an ordinary agent simply can not.

Realtors are all members of the National Association of Realtors, and subscribe to that associations strict ethical code. Your Realtor will use a multiple listing service to get information about homes and display information about a house for sale. These agents are dedicated to putting your interests above those of others, obeying your instructions, and keeping your personal information confidential. They’re also required to account to you for all money involved and to report all useful information to you in a timely fashion.

A Realtor will be experienced and knowledgeable in what they do, will be able to open up new avenues, and will help you avoid many common mistakes first time home buyers and sellers often make. They will be able to find you tons of homes that fit your criteria, or if you are selling your home they will know where to place it on the market. Realtors are more informed on up-to-date things in then market and are held to more requirements than just a real estate agent. That is why choosing a Realtor over a real estate agent is a brilliant idea.

Never be hesitant to ask questions, especially when it comes to dealing with something as huge as buying or selling a home. Some immediate things you should be aware of is whether or not your Realtor has an active and valid license for the state you are in, that he or she has an honorable reputation, and that he or she is part of the multiple listing service. Other key facts you should note are is your Realtors full time career real estate? Are you the party being represented in the deal? Knowing your Realtors full time career is real estate means you know they are devoted and dedicated at what they do. Being represented is a must because the Realtors priority is who they are representing.

Before you commit to one Realtor, sit down and talk to them and have him or her explain their plan of action to accomplish your goals. In an ideal world, your Realtor would have a list of homes to show you that match your criteria, or have a number of buyers look at the home you are selling. Your Realtors main responsibility is to do the work of finding homes within the city, budget, and guidelines you request, or to find a buyer that offers you the biggest benefit. Finding a solid Realtor can really make the difference in buying or selling a home in a time worthy fashion.

When You Are Trying To Find An Apartment

May 28th, 2009 No comments

If you are looking for a new place to live and you have no idea where to start, a game plan is probably a good idea. The sooner you start thinking about it and making a plan the better off you are going to be. Finding an apartment is never easy, but will definitely be an easier transition with a good plan.

If you are going to check out a new apartment and you are indeed, an adult, it never hurts to show up looking like one. Flip flops and cut-off shorts may not be the best look when you are trying to let someone know that you will make a good tenant. Even if its not fair to be judged by externals that is the world we leave in. Don’t undermine yourself.

Bring your checkbook with you to look at the apartment. Who know, you might end up really liking the place and it is definitely easier to either pay the application fee or deposit right there than having to come back later. You might lose the place you love if you are not prepared.

Once you know you are moving it is never too early to start putting your finances in good order. Get caught up on bills, try to check your credit and start saving for a deposit and as much of the rent as you can. The last thing you want to worry about when you are in the middle of moving is running out of money.

Once you find your fantastic new abode, get some renter’s insurance. Even if you have next to no furniture or anything of cash value it is still a great idea. You never know what can happen and a little piece of mind is worth the small amount of money it requires. Plus, if something bad were to happen the last thing you need to be worrying about in a situation like that is how broke you are.

Make sure you actually read your lease. Not just a quick glance or skim through. Read the whole thing. You are putting your name behind those terms so know what it is you are actually signing. I’m amazed that anyone would not do this, but I think most don’t.
